Why Awaab's Law matters

Awaab's Law was introduced following the tragic death of two-year-old Awaab Ishak, who passed away due to prolonged exposure to severe mould in his family's social housing. His story underscores the urgent need for stronger accountability, faster interventions, and health-focused property management.

Coming into force from 27 October 2025, Awaab's Law compels landlords to meet strict investigation and remediation timeframes for hazards such as damp and mould. It formalises what many see as best practice into legal duty, requiring landlords to adopt data-driven risk management, robust communication processes, and clear audit trails for every case.

What the new legislation means for you

Awaab's Law Response Timeframes

  • 14 days to investigate the reported hazards
  • 7 days from the end of that investigation to begin repair works.
  • 24 hours for emergency hazards that pose an imminent risk to health.
